Is an older home right for you?
Depending on what town or neighborhood you're looking to purchase a home in, you have likely noticed that the Cincinnati area has no shortage of historic homes full of quirks and character. But before you make an offer on that charming foursquare or that delightful Tudor, there are a few things to consider.
First, you should find out whether the home you're considering is in a designated historic district. The City of Cincinnati's National Register of Historic Districts webpage is a great place to start. Keep in mind that homes located in historic districts may be subject to restrictions when it comes to renovations or changes. In many cases, additional levels of approval may be required. While the intent of these restrictions is to preserve the historic nature of the districts, if you're looking to renovate the home you purchase into the home of your dreams, it is best to research what limitations you may be faced with before you fall in love with a home in a historic district.
Second, you must be prepared for potential costs related to purchasing an older home. In some cases, those costs may stem from having to replace or repaired dated features. Some of the same features that make historic homes so unique -- like ornate wainscoting, picture rails and crown molding -- can be difficult to find replacements for in your neighborhood home repair store and expensive to purchase when you do track them down. Even your homeowners insurance could prove to be more expensive, depending on the age and condition of the home.
For many though, these potential downsides are well worth it. Historic homes come with character and history all their own, and they offer a unique space for families to grow and make their own.
